Over 70 piece of fire safety law were replaced in 2006 by The Regulatory Reform Order 2005 (fire safety).
This legislation places a responsibility on the Responsible Person to provide a suitable and sufficient fire risk assessment for any premises (or part of) for which they are responsible (usually the owner, employer or occupier of business or industrial premises).
The FSO applies to all non-domestic premises in England and Wales, including the common parts of blocks of flats and houses in multiple occupation (HMOs). The law applies to you if you are:
- Responsible for business premises
- An employer or self-employed with business premises
- Responsible for a part of a dwelling where that part is solely used for business purposes
- A charity or voluntary organisation
- A contractor with a degree of control over any premises
With the best will in the world, most companies or landlords are not trained in Fire Risk and are often not competent to deal with this area. With this in mind, many people choose to employ the services of professionals such as MacDonald Martin.
